Get your offer
Sell your house without fixing a thing
You do not need to paint, replace the roof, service the furnace, or haul anything to the curb. You do not need to keep the house clean for showings or leave for two hours on a Sunday afternoon. We buy the house in the condition it is in right now.
Fill out the form and we will get you a written offer, usually within 24 hours of seeing the property. There is no fee for it and no obligation attached to it. If the number does not work for you, tell us and we will stop contacting you.
What we need from you
- The property address, so we can pull comparable sales
- A rough sense of condition — you do not need to be precise
- Your timeline, so we know how fast to move
- A phone number where you actually answer
What we will never ask for
We do not need your Social Security number, your bank account details, or an upfront fee of any kind — not for the offer, not for an “inspection,” not for processing. Any company in this business that asks a seller for money up front is running something other than a home-buying business. That is worth knowing whether you work with us or not.

The process
Three steps, no surprises
Selling directly should be simpler than listing, not more confusing. Here is the entire process — there is nothing after step three.
Tell us about the house
Fill out the form or call us. We need the address, the rough condition, and your timeline. It takes about two minutes and we do not ask for your Social Security number, your bank details, or anything else that has no business being on a form.
We look at the property
We review recent comparable sales and, in most cases, walk the property — either in person or over a video call if you are out of state. This is not an inspection and you do not need to prepare for it. We are estimating repair costs, not judging your housekeeping.
Get a written offer, pick your date
You get a real number in writing, usually within 24 hours of the walkthrough. If it works, you choose the closing date — as fast as a week or as far out as a few months. If it does not work, tell us no and that is the end of it.
What happens after you accept
From accepted offer to money in your account
Once you accept, we sign a purchase agreement and send it to a title company or real estate attorney, depending on which state the property is in. They run a title search to confirm there is nothing recorded against the property that would prevent a clean transfer — old liens, unpaid taxes, judgments, or an heir who was never removed from the deed.
That title search is the step that determines your timeline. If it comes back clean, closing can happen within a week. If something turns up, it takes as long as it takes to clear — and this is genuinely common on inherited and long-held property, so it is not a sign anything went wrong. We have dealt with most of it before and we will keep you updated rather than going quiet.
At closing you sign the deed and the settlement statement. Any mortgage payoff, delinquent taxes, or liens come out of the proceeds, and the remainder is wired to you or issued as a check, usually the same day. You do not pay a commission and you do not bring money to the table.

Straight answers
Questions sellers actually ask
If yours is not here, call us and ask. We would rather answer it now than have you wonder about it later.
How fast can you actually close?
Most closings happen in 7 to 21 days from the day you accept the offer. The limiting factor is almost never us — it is the title search and clearing anything unexpected that turns up, like an old lien or a missing heir on the deed. If you need more time, that is fine too. We have closed 90 days out for sellers who needed to line up their next place first. You pick the date.
Do I pay any fees or commissions?
No. There is no commission, no listing fee, and no charge for the offer itself. We also cover standard closing costs. The number we agree on is the number you see on your settlement statement, minus anything that has to be paid off from the property itself — an existing mortgage, delinquent property taxes, or recorded liens. We will walk you through that line by line before you sign anything.
Do I need to make repairs or clean the house out?
No to both. We buy as-is, which means we buy it in the condition it is in today. You do not need to fix the roof, service the furnace, patch drywall, or paint. You also do not need to empty it. Take the things that matter to you and leave the rest — removing what is left is our cost and it is already factored into the offer.
Will you offer me full market value?
No, and any cash buyer who says otherwise is not being straight with you. We buy below retail because we take on the repair costs, the carrying costs, and the risk of reselling. What you are trading that difference for is speed, certainty, and zero out-of-pocket cost. For some sellers that trade is clearly worth it. For others it is not — and if we think you would net more by listing with an agent, we will tell you so.
Is the offer really no-obligation?
Yes. You can take the offer, counter it, think about it for a month, or turn it down flat. Nothing is binding until you sign a purchase agreement, and you are never charged for getting a number from us. If you tell us you are not interested, we stop contacting you.
What kinds of situations do you buy in?
Inherited houses and probate estates, pre-foreclosure, landlords who are done with rentals, divorce, job relocation, downsizing, houses that need major repairs, vacant properties, houses with liens or back taxes, and hoarding or estate-cleanout situations. If your circumstances are not on that list, it does not mean we cannot help — ask.
Can you buy if I still owe money on the mortgage?
Yes, and this is the most common situation there is. The mortgage gets paid off directly at closing out of the sale proceeds, and you receive whatever is left. The only case that needs a different conversation is when you owe more than the house is worth. That happens, and it is not hopeless — tell us and we will explain the options honestly.
How do you decide what to offer?
We look at what comparable homes in the immediate area have actually sold for in the last several months, subtract a realistic estimate of what the property needs in repairs, and subtract our costs to hold and resell it. There is no algorithm and no formula we are hiding. If you ask us how we arrived at a number, we will show you the comparable sales and the repair estimate we used.
