We buy houses. That is the whole business.
FlowersCapital, LLC started in 2019 for a simple reason: there are a lot of people who need to sell a house quickly and very few good options for doing it. The traditional path — clean it up, list it, host showings, negotiate repairs, wait on an appraisal and an underwriter — works well when you have time and a house in decent shape. When you have neither, it does not work at all.
We buy those houses. Inherited properties nobody in the family lives near. Rentals that stopped making sense years ago. Homes with a foundation problem or a fire or thirty years of deferred maintenance. We pay cash, we close on the seller’s schedule, and we take the property exactly as it sits.
What makes us different
Our industry has an image problem, and it is earned. The handwritten signs stapled to telephone poles, the aggressive cold-calling, the offers that get renegotiated down two days before closing once the seller has already packed. We built this company specifically to not operate that way, and there are three concrete things we do differently.
We tell you when listing is the better choice. If your house is in decent shape and you can wait ninety days, an agent will likely net you more than we will offer, even after commission. We say so. It costs us deals and it is still the right call — half the people we tell that to come back later when their situation changes, and they come back trusting us.
We do not renegotiate after you accept. The number we put in writing is the number we close at. The one exception is if we find something material that was not disclosed — an unrecorded lien, a tenant nobody mentioned, structural damage that was hidden. Short of that, our offer stands. Sellers get re-traded constantly in this business and it is indefensible.
We explain how we got to the number. Ask and we will show you the comparable sales and the repair estimate behind the offer. You may still think the number is too low — that is a legitimate position and you are free to walk. But you will not be guessing about where it came from.
What we are, and what we are not
We are a real estate investment company. We are not licensed real estate agents and we are not acting as your agent — we are the buyer, on the other side of the transaction from you. That is an important distinction and we would rather state it plainly than let you assume otherwise. We may resell a property, or assign our purchase contract to another investor, for a profit.
We are also not attorneys, accountants, or financial advisors. Anything on this site about probate, foreclosure timelines, liens, or taxes is general information to help you understand your situation — it is not advice about your specific circumstances.
