The process

Three steps, no surprises

Selling directly should be simpler than listing, not more confusing. Here is the entire process — there is nothing after step three.

  1. Tell us about the house

Fill out the form or call us. We need the address, the rough condition, and your timeline. It takes about two minutes and we do not ask for your Social Security number, your bank details, or anything else that has no business being on a form.

  2. We look at the property

We review recent comparable sales and, in most cases, walk the property — either in person or over a video call if you are out of state. This is not an inspection and you do not need to prepare for it. We are estimating repair costs, not judging your housekeeping.

  3. Get a written offer, pick your date

You get a real number in writing, usually within 24 hours of the walkthrough. If it works, you choose the closing date — as fast as a week or as far out as a few months. If it does not work, tell us no and that is the end of it.

Who we help

Most people who call us did not plan to sell this way

Something changed — a death, a job, a diagnosis, a tenant, a roof. If any of these sound like your situation, a direct sale is worth a conversation.

You inherited a house

Often in another state, often full of a lifetime of belongings, often with siblings who each want something different. We buy inherited property directly from estates and heirs, handle the cleanout, and can coordinate with the probate attorney on timing.

You are behind on payments

If foreclosure has started, you usually have more time than you think — but not unlimited time. Selling before the sale date can pay off the loan and put the remaining equity in your pocket instead of losing it. We move fast when the calendar matters.

You are done being a landlord

The turnover, the make-ready costs, the 11pm calls, the tenant who has not paid since spring. We buy occupied rentals with leases in place. You do not have to evict anyone or wait for a lease to run out.

You are going through a divorce

A house that has to be sold and split is one of the harder parts of an already hard process. A cash sale gives both parties one clear number and one date, with proceeds disbursed separately at the title company.

You are relocating

A job that starts in three weeks does not care that your house has been on the market for two months. We close on your schedule so you are not carrying two housing payments or managing a listing from another time zone.

The house needs more work than you can do

A roof, a furnace, a foundation, decades of deferred maintenance, fire or water damage. Every one of those scares off retail buyers and kills their financing. None of it stops us — we buy as-is and the repairs become our problem.

An honest comparison

Selling to us is not always the right move

We will say this plainly, because most companies in our business will not: if your house is in good condition and you can wait three months, listing it with a good agent will almost certainly net you more money than our offer. That is not a trick — it is just how the math works.

What we offer is a different trade. You give up some of the retail price. In exchange you get a certain closing date, no repair costs, no commissions, no showings, no financing falling through two weeks in, and no carrying costs while it sits. For a house that needs $40,000 of work, or a seller who needs to be out in three weeks, or an inherited house on the other side of the state, that trade is often clearly worth it.

Where we buy

Metro Detroit — and all of Michigan

We are Detroit-based and buy across the whole metro, but we do not stop at the county line. If your house is in a small town two hours from the city, that is still a market we buy in.

Straight answers

Questions sellers actually ask

If yours is not here, call us and ask. We would rather answer it now than have you wonder about it later.

How fast can you actually close?

Most closings happen in 7 to 21 days from the day you accept the offer. The limiting factor is almost never us — it is the title search and clearing anything unexpected that turns up, like an old lien or a missing heir on the deed. If you need more time, that is fine too. We have closed 90 days out for sellers who needed to line up their next place first. You pick the date.

Do I pay any fees or commissions?

No. There is no commission, no listing fee, and no charge for the offer itself. We also cover standard closing costs. The number we agree on is the number you see on your settlement statement, minus anything that has to be paid off from the property itself — an existing mortgage, delinquent property taxes, or recorded liens. We will walk you through that line by line before you sign anything.

Do I need to make repairs or clean the house out?

No to both. We buy as-is, which means we buy it in the condition it is in today. You do not need to fix the roof, service the furnace, patch drywall, or paint. You also do not need to empty it. Take the things that matter to you and leave the rest — removing what is left is our cost and it is already factored into the offer.

Will you offer me full market value?

No, and any cash buyer who says otherwise is not being straight with you. We buy below retail because we take on the repair costs, the carrying costs, and the risk of reselling. What you are trading that difference for is speed, certainty, and zero out-of-pocket cost. For some sellers that trade is clearly worth it. For others it is not — and if we think you would net more by listing with an agent, we will tell you so.

Is the offer really no-obligation?

Yes. You can take the offer, counter it, think about it for a month, or turn it down flat. Nothing is binding until you sign a purchase agreement, and you are never charged for getting a number from us. If you tell us you are not interested, we stop contacting you.

What kinds of situations do you buy in?

Inherited houses and probate estates, pre-foreclosure, landlords who are done with rentals, divorce, job relocation, downsizing, houses that need major repairs, vacant properties, houses with liens or back taxes, and hoarding or estate-cleanout situations. If your circumstances are not on that list, it does not mean we cannot help — ask.

Can you buy if I still owe money on the mortgage?

Yes, and this is the most common situation there is. The mortgage gets paid off directly at closing out of the sale proceeds, and you receive whatever is left. The only case that needs a different conversation is when you owe more than the house is worth. That happens, and it is not hopeless — tell us and we will explain the options honestly.

How do you decide what to offer?

We look at what comparable homes in the immediate area have actually sold for in the last several months, subtract a realistic estimate of what the property needs in repairs, and subtract our costs to hold and resell it. There is no algorithm and no formula we are hiding. If you ask us how we arrived at a number, we will show you the comparable sales and the repair estimate we used.

It costs nothing, it commits you to nothing, and you will have a real number to work with either way.
